Honest Advice. Strategic Marketing. Strong Negotiation. Communication You Can Count On.
Whether you're buying your next home or preparing to sell one, real estate is about more than a transaction. It's about making informed financial decisions, protecting your investment, and having someone in your corner who genuinely puts your interests first. That's exactly the kind of REALTOR® I strive to be.
Before transitioning into real estate, I dedicated nearly 27 years to a career in corrections, retiring after serving in leadership roles that included Captain of a 624-bed correctional facility. I continue to serve as an auditor for the American Correctional Association (ACA), evaluating correctional facilities nationwide for compliance with professional standards. My work involves comprehensive assessments of facility operations, safety and security, physical plant conditions, policies, and organizational practices. It requires a critical eye, sound judgment, and exceptional attention to detail.
That experience, combined with decades of leadership and decision-making in high-pressure environments, shapes how I represent my real estate clients today. I know how to ask the right questions, recognize potential concerns, evaluate information objectively, and negotiate with confidence. Most importantly, I believe in providing honest guidance, even when that means advising a client against a purchase, a listing price, or an offer that doesn't serve their best interests. My responsibility is to protect your interests, not simply close a transaction.
As a REALTOR® and licensed Broker Associate, I bring more than traditional real estate experience to the table. I hold a Master of Business Administration (MBA) with a concentration in Organizational Management and Healthcare, along with the Accredited Buyer's Representative (ABR®), Pricing Strategy Advisor (PSA), and Military Relocation Professional (MRP™) credentials. I'm also a licensed property manager and have firsthand experience with home renovations and rehabilitation. This combination gives me practical insight into property conditions, improvements, potential concerns, market value, and the financial considerations that come with homeownership.
For Sellers: Your Home Deserves More Than a Sign in the Yard.
Selling a home requires more than putting it on the market and hoping for the best. I believe in developing a thoughtful listing strategy built around accurate market analysis, competitive pricing, effective presentation, and purposeful marketing to attract qualified buyers. My pricing strategy training, business background, and renovation experience help me evaluate what makes your property stand out, where improvements may add value, and how to position your home competitively in the current market.
I also understand that the highest offer isn't always the strongest offer. Financing, contingencies, closing timelines, and the likelihood of a successful closing all matter. I'll help you evaluate offers carefully, negotiate confidently, and make decisions based on the complete picture. You'll receive honest feedback, ongoing market updates, and clear communication throughout the process. My goal is to help you achieve the strongest possible outcome for your circumstances, not simply get your home under contract.
For Buyers: Knowledge, Advocacy, and Confidence at Every Step.
Buying a home is one of the most significant financial decisions you'll make, and you deserve more than someone who opens doors and writes offers. I'll help you understand the market, evaluate pricing, recognize potential concerns, and develop an offer strategy that protects your priorities and financial comfort. My experience with property rehabilitation and management provides additional perspective when evaluating a home's condition, potential improvements, and long-term ownership considerations.
Whether you're a first-time buyer, moving into your next home, or exploring investment opportunities, I'll provide the information and perspective you need to make an informed decision. And if a property or deal doesn't make sense for you, I'll tell you.
Rooted in South Dakota. Connected to the Military Community.
Originally from Nebraska, I've proudly called South Dakota home for nearly 30 years. Faith and family are central to my life. My husband is a retired U.S. Air Force veteran, and together we've raised two sons. Having experienced military family life firsthand, I understand the unique challenges of relocation, transitions, and finding a place to call home. My Military Relocation Professional certification further strengthens my ability to assist military families and veterans with their real estate needs, whether buying, selling, or relocating.
What You Can Expect From Me
Honest advice, even when it isn't what you were hoping to hear. Thoughtful market analysis, strategic recommendations, and strong representation backed by careful attention to detail.
And just as importantly, responsive, consistent communication. You should never have to wonder what's happening with your listing, struggle to get an update on an offer, or feel like you're navigating an important decision alone. I believe in being accessible, following through, and keeping you informed so you understand not only what's happening, but why it matters.
I'm not here to pressure you into buying, encourage you to accept an unfavorable offer, or recommend a listing price simply because it's what you want to hear. I'm here to give you the facts, explain your options, advocate for your interests, and help you make decisions you'll feel confident about long after closing.
Your home is one of your most important investments. Whether you're buying or selling, you deserve representation that treats it that way.
